Mini-Split vs Central Air for Older Homes in Charlottesville

Retrofitting central air without existing ductwork means opening walls, dropping ceilings, or building exposed soffits. In a home with original woodwork, period moldings, and intact plaster ceilings, that’s not a neutral choice. It changes the character of the house.

A ductless mini-split takes a different approach entirely. The indoor air handler connects to the outdoor condenser through a roughly three-inch penetration in the exterior wall. The home’s structure stays intact. No walls opened, no ceilings dropped, no original details compromised.

Central duct systems lose between 20 and 30 percent of conditioned air through leaks, gaps, and under-insulated runs, particularly in older homes where any ductwork that exists was often added as an afterthought and doesn’t seal well. A central unit with an excellent efficiency rating on paper may deliver only 70 percent of the cooling you’re paying for once that loss is factored in.

Central air also suits homeowners who want a single thermostat managing the whole house without room-by-room variation. A well-installed central system with sound ductwork delivers that reliably.

A hybrid approach is also common in older Charlottesville homes with mixed infrastructure. The main living area runs on an existing central system while a mini-split handles a converted attic bedroom, a detached garage apartment, a rear addition built on a slab, or any space the central system doesn’t reach effectively.
